مشروعٌ عمرانيٌّ رائدٌ على ساحل يتي في ولاية مسقط، يطمح ليكون من أوائل المجتمعات المتعادلة كربونياً في عُمان. حيث يصبح العيشُ اليوميّ درساً في الاستدامة.A pioneering coastal community at Yiti in the Wilayat of Muscat, aiming to be one of Oman's first net-zero communities, where everyday living becomes a lesson in sustainability.

عن المشروع

تقع مدينة يتي المستدامة على رأسٍ ساحليٍّ يطلّ على بحر عُمان، على بُعد نحو 30 كيلومتراً من مركز مسقط، وتمتدّ على مساحة 86 هكتاراً، ويُتوقّع أن تضمّ نحو 10,000 من السكّان والزوّار عند اكتمالها. يطوّرها Diamond Developers (ضمن SEE Holding) بالشراكة مع مجموعة عُمران، ضمن رؤية عُمان 2040 نحو مجتمعاتٍ منتِجة ومستدامة.

ماذا يضمّ المشروع

يتكوّن المشروع من ثلاثة أحياء متكاملة، إلى جانب مرافق مجتمعية:

  • «الحيّ المستدام»: أكثر من 300 فيلا بحدائق وأفنية.
  • «الپلازا»: أكثر من 1,000 وحدة سكنية فوق محلاتٍ ومقاهٍ ومكاتب.
  • «القوس»: 132 وحدةً سكنيةً على الواجهة البحرية.
  • مدرسة، ومرسى، وشواطئ، وشوارع خضراء مظلّلة.

ملامح الاستدامة

  • طاقةٌ متجدّدةٌ وتظليلٌ شمسيٌّ للأسطح والمواقف.
  • إعادة تدويرٍ كاملةٍ للمياه، وبرامج لتقليل النفايات.
  • بنيةٌ للتنقّل الكهربائي، وإدارةٌ للتنوّع الحيوي.
  • تصميمٌ يهدف إلى «أن يُنتج أكثر ممّا يستهلك»، وصولاً إلى صفرية الكربون في الطاقة بحلول 2040.

لماذا هو مبادرةُ تعلّم؟

يتي ليست مكاناً للسكن فحسب، بل فصلٌ حيٌّ للاستدامة: يتعلّم فيها السكّان والزوّار كيف يكون العيشُ منخفض الكربون واقعاً يومياً، من الطاقة النظيفة إلى إعادة التدوير والتنقّل الأخضر. وبهذا تربط المدينةُ مستقبل مسقط بالتعليم البيئي العملي.

  • نحو 78.65% من المواد من مصادر عُمانية.
  • أكثر من 58 مؤسسةً عُمانيةً صغيرةً ومتوسّطةً مشارِكة.
  • أكثر من 1,800 فرصة عملٍ خلال مرحلة الإنشاء.

About the project

The Sustainable City, Yiti sits on a coastal headland overlooking the Gulf of Oman, about 30 km from central Muscat, spanning 86 hectares and expected to host around 10,000 residents and visitors at completion. It is developed by Diamond Developers (part of SEE Holding) in partnership with OMRAN Group, aligned with Oman Vision 2040.

What it includes

The development comprises three integrated districts, alongside community amenities:

  • The Sustainable District: 300+ courtyard and garden villas.
  • The Plaza: 1,000+ apartments above retail, cafés and offices.
  • The Arc: 132 beachfront residences.
  • A school, a marina, beaches, and shaded green streets.

Sustainability features

  • Renewable energy and solar shading over rooftops and parking.
  • Full water recycling and waste-diversion programs.
  • Electric-mobility infrastructure and biodiversity management.
  • Designed to "produce more than it consumes", targeting net-zero energy by 2040.

Why it's a learning initiative

Yiti is not only a place to live but a living classroom for sustainability: residents and visitors experience low-carbon living day to day — from clean energy to recycling and green mobility — connecting Muscat's future with hands-on environmental learning.
